Czech portals for cottages and cabins: where to list and how to link calendars

Airbnb and Booking are not everything. A family looking for a cottage for a long weekend starts elsewhere — on e-chalupy, Megaubytko or chata.cz. These guests are often not on the global platforms at all, and a number of Czech portals take no commission for them, only a fee for the listing.

There is a single catch: every portal is linked differently. In some places you paste the iCal links yourself, elsewhere support has to set it up, and in some places there is simply no link at all. And watch out for the trap that makes a lot of cottage owners buy a tariff with which they cannot link the calendar at all.

In brief

How longwith a portal that has its own iCal, one visit to the administration — the link there, the link back. With chata.cz and Hotely.cz you wait for their support.

What to do

What to do
  • Choose two or three portals you will really serve — not five neglected ones.
  • With e-chalupy check the tariff before paying — only the top Profi tariff has calendar synchronisation.
  • With portals that have their own iCal, paste their export link into the app and paste the apartment's export link from the app back into the portal (in the apartment's editing screen).
  • With chata.cz write to zubalik@chata.cz with the property number and the system the calendar is to be connected from — the set-up is free.
  • With Hotely.cz go primarily through a channel manager (Previo or Bookolo); without one write to podpora@hotel.cz and ask for the iCal links — after connecting, check the imported bookings for the first month.
  • Portals without iCal (cs-chalupy.cz, ceskehory.cz, penziony.cz) block by hand right after every booking, not in the evening.
  • Put the apartment's permanent check-in link into the portal's confirmation messages, so that you get the guest's data for the records.

Portals where you set the link up yourself

The portal speaks of „the possibility of linking with the calendars of other systems (Airbnb, Booking, Google Calendar, Megaubytko and others)" and does not use the word iCal on its public website — technically, though, it is the same calendar feed you know from Airbnb and Booking, that is a link one side issues and the other loads. In the administration at klient.e-chalupy.cz (logging in with the property number and a password) you will find the link in the Occupancy section, where there are items for exporting and for importing a calendar. Test the exact names of the items and whether both directions really work on a trial date right after paying for Profi; if something does not behave as you expect, ask the portal's support — the public website does not state these details. The same tariff also includes placing the calendar on your website.

Go through the export options before you paste the link anywhere. If the administration offers a variant with the record's details, choose it — with a simplified feed the transferred records' identifiers change and false bookings may arise on a return import. The naming of the options differs from portal to portal, so check with support what each of them adds to the feed, and after the first exchange check that the bookings have not been duplicated.

Only occupancy belongs in a feed for another portal. If the export carried guests' names as well, you are passing on personal data needlessly — they are to be „adequate, relevant and limited to what is necessary" (Art. 5(1)(c) of the GDPR). Switch the details on only where the other side really needs them.

Portals where support sets the link up

You direct the calendar to the portal by e-mail to zubalik@chata.cz with the property number and the system it is to be connected from. The set-up is free and the portal can load „e-chalupy, google calendar, XML, Airbnb and various calendars in the ical format" — whoever already has Profi with e-chalupy simply writes „connect the calendar from e-chalupy". It will moreover automatically set you up with the „Guaranteed occupancy" cooperation, which raises the property's rating and moves it up in the listings. The opposite direction, that is exporting occupancy out of chata.cz, the portal does not describe — expect a one-way flow.

Portals without a calendar link

What the portals cost

A flat fee without commission (e-chalupy, cs-chalupy, České hory, penziony.cz, Megaubytko) is predictable and in a good season the cheapest. A commission (chata.cz and pampeliska.cz 6–15 %, Hotely.cz) costs nothing until the portal brings something in. Credits for a contact (ChataLevně) lie in between — you pay for interest, not for a booking.

Example · when a flat fee of CZK 2,480 pays off against a commission
The Profi tariff with e-chalupyCZK 2,480 / year
Equals a commission of 10 % of turnoverCZK 24,800
Equals a commission of 15 % of turnoverCZK 16,533
Equals a commission of 6 % of turnoverCZK 41,333
The cottage BYT1 at CZK 2,500/nightthe flat fee is paid off by 1 night sold
A property at CZK 1,240/nightthe flat fee is paid off by 2 nights

So if the portal brings you more than roughly CZK 25,000 of revenue in a season, the flat fee is cheaper than a ten per cent commission. For comparison: for hosts in the European Economic Area Airbnb moves from 13. 10. 2026 to a single host fee of 15.5 % of the booking subtotal (14–16 % for some hosts); whoever has a channel manager moved as early as 13. 4. 2026.

How to bring a portal into the app

The „app as the hub" principle → iCal: how to link calendars so a double booking never happens.

  1. 1INTO THE APP paste the portal's export link, if it issues one. Bookings from the portal appear in the single calendar and are counted in the overlap watch. Where support does the linking, ask for the export link together with the set-up.
  2. 2INTO THE PORTAL paste the apartment's occupancy export link from the app — you will find it in the apartment's editing screen. The portal then blocks dates occupied from elsewhere by itself: Airbnb, Booking and a manually entered booking alike.
  3. 3CHECK THE FIRST EXCHANGE. Enter a trial block on a distant date and verify that it appears in the portal's calendar in a few hours. Only then sell on both sides.
  4. 4WITH SEVERAL UNITS repeat both steps for each unit separately — each has its own pair of links.

The app can recognise portals from the link (e-chalupy, megaubytko, hotely.cz, chata.cz, chatalevne and others) and mark bookings with their source — in the overviews you then see where the guests come from.

When iCal is not enough: a channel manager

iCal transfers occupancy only. Whoever wants to send prices and restrictions as well, or has several units, needs a channel manager — and some of the portals are reachable only this way.

When the switch pays off and what it costs → Channel manager: when iCal stops being enough.

What to do with a guest from a Czech portal

iCal transfers occupancy, not guests. You get the contact from the portal's booking confirmation and the record-keeping duties are the same as with a guest from Airbnb.

The simplest thing is to send the guest the apartment's permanent check-in link in the portal's confirmation message — they will fill in the data themselves → Online check-in and the guest portal: fewer messages, happier guests.

The registration number: what applies as of September 2026

No Czech portal, nor Airbnb or Booking, asks you for a registration number today. The European regulation on the sharing of data on short-term rentals has indeed applied since 20 May 2026 (Regulation (EU) 2024/1028, Art. 19), but the Czech act that would introduce a register does not exist — Act No. 159/1999 Coll. knows neither a register nor a registration number, and eturista.gov.cz runs only as a test environment.

The members' bill that introduces registration (parliamentary paper 106 of the 10th term, submitted on 10. 2. 2026) would require the facility to be registered before accommodation is first provided and the registration number to be stated with offers on online platforms. On 9. 3. 2026 the government took a negative position on it and the first reading is scheduled only for the sitting from 8. 9. 2026. During 2027 this may change → Airbnb in Czechia, legally: the complete map of a host's obligations.

  • Put the apartment's permanent check-in link into the portal's confirmation messages, so that you get the guest's data for the records.

Portals where you set the link up yourself

  • E-CHALUPY.CZ — one of the largest Czech portals: over 15,000 properties (of which 11,249 cottages and cabins, 4,100 apartments, 1,141 log houses and timbered cottages) and 320,000+ enquiries a year. An annual fee with no commission — „we charge no commission for a booking of your property" — in the tariffs Základ CZK 980, Komplet CZK 1,980 and Profi CZK 2,480 a year. ! e-chalupy has calendar synchronisation only in the Profi tariff for CZK 2,480 a year — in the comparison table the row „Calendar synchronisation with other booking systems" has the value no for both Základ and Komplet. Whoever buys the cheaper tariff will not link the calendar at all.

  • MEGAUBYTKO.CZ — 7,000+ properties in the Czech Republic and Slovakia, with no commissions („no additional commissions or hidden fees are paid with us"); it does not publish the price of the package, you get a proforma invoice after registering. The link is, according to the portal, two-way „using an iCal export, which most portals, calendars and some booking systems support". In the administration go to the occupancy calendar and to the option „Synchronise the calendar with another portal", where there are tabs for both export and import. Megaubytko does not itself publish the interval for loading other calendars; the guide by the integrator Trevlix states roughly two hours (a figure from 2024) — take it only as indicative. Megaubytko moreover has a direct connection to Previo including the sending of bookings.
  • CHATALEVNE.CZ — a two-way iCal confirmed by its own public guide: „the link works both ways", both the export and the import must be set up. The path: administration → edit the property → the Occupancy calendar tab → the iCal Export button (the link ends in .ics); the import in the same place via iCal Import, or „Add external calendar", and several can be added at once. The portal itself states that portals usually exchange data every 15 to 60 minutes. The business model is a third way that most cottage owners do not know: you pay for the contact, not for the stay. One credit is CZK 1 and is deducted for the guest's first contact action (phone, e-mail, chat, enquiry), at most once every 24 hours per visitor and property; the price for revealing the contact is set by the owner themselves.

Portals where support sets the link up

  • CHATA.CZ and PAMPELISKA.CZ — both are run by one company through the MojeRegio extranet (extranet.mojeregio.cz). Chata.cz states 1,000,000 visits and 5,500 bookings a year at a conversion rate of 0.60 %, pampeliska.cz more than 2,750 properties. Listing is free, the portal takes a commission of 6 % to 15 % depending on the package — 15 % as standard, 6 % in the Premium package for the first twelve months for new quality properties. The client pays a deposit in the amount of the commission through Chata.cz, the rest directly to you; with last-minute stays the guest pays everything to you and the commission is invoiced.

  • HOTELY.CZ (formerly hotel.cz and penzion.cz, the Szallas Group Zrt. group, the Czech branch in Liberec) — three brands merged into one, penzion.cz redirects to hotely.cz and the portal states 3,300+ properties in the Czech Republic. Registration is free, commission only from completed bookings (the portal does not publish the percentage). The documented path to a link leads through a channel manager: Hotely.cz is among Previo's sixteen most requested portals and among Bookolo's partners. The feed links used to be issued by support on request by e-mail. Whether the unified extranet issues them on a self-service basis today, the portal does not state publicly — so look first in your extranet in the calendar or occupancy section, and if you do not find the link there, ask for it at podpora@hotel.cz. ! After the feed format changed in March 2025, false bookings and undifferentiated blocks appeared with the then hotel.cz; the portal was testing a fix from 21. 7. 2025. After a new connection, therefore, compare for the first month whether the imported dates correspond to the actual bookings.

Portals without a calendar link

  • CS-CHALUPY.CZ — no commission, the price list for 12 months: Standard CZK 2,500, Tip CZK 4,500, Top CZK 10,500. The word iCal, synchronisation or export does not appear on the services pages or in the price list; there is only an occupancy module which you maintain by hand.
  • CESKEHORY.CZ — careful, it is paid monthly and the prices exclude VAT: the listing CZK 95 a month, plus a photo gallery of up to 30 photographs CZK 15, each foreign-language version CZK 55 and the „Our Tip" programme CZK 135; the full set CZK 410 a month, that is CZK 4,920 a year excluding VAT. You deal with occupancy in the client centre by blocking the booking form.
  • PENZIONY.CZ — a separate commission-free portal (eViz s.r.o.) that gets confused with the defunct penzion.cz from the Szallas group. Listing is free or a paid highlighted one for a year without automatic renewal; „we do not require commissions for arranging accommodation". It deals with the calendar by a link to another booking form (volnytermin.cz, Booking.com, Previo) — that is not iCal synchronisation.
  • CHATACHALUPA.CZ is not a portal but an intermediary agency („a family agency with a tradition since 1995" from the Nová Paka area), which sells package holidays alongside cottages. It has no self-service administration with a calendar — both occupancy and terms are agreed with the operator.

  • Through Previo you can connect, among others, Hotely.cz, Spa.cz, Megaubytko, Slevomat, Kempy-chaty.cz and Hauzi.cz; through Bookolo Hotely.cz, Spa.cz, Slevomat, Travelking, Amazing Places and Kouzelné chaloupky.
  • Travelking (TPF Group s.r.o.) is connected through Bookolo, where only availability is transferred; prices and restrictions stay in its administration. Amazing Places has a partner section at admin.amazingplaces.cz and sets up a connection through Previo on request. Neither advertises a separate iCal publicly.
  • Slevomat runs on vouchers, but it can already deal with occupancy: the marketing fee is 25 % (Standard), 30 % (Premium) or 40 % (Extra) excluding VAT of the redeemed vouchers. Whoever has a channel manager connects it through Previo, RateDock, D-Edge and others; to smaller hosts Slevomat, according to its PR article of 31. 7. 2024, offers a connection through Trevlix, Mevris, Plazzaro and the iCal format, and its own Termino booking system free of charge. You enter bookings by hand only if you use none of these paths.
  • E-chalupy, chata.cz and pampeliska.cz are not in the lists of either Previo or Bookolo — with them iCal, or support, remains the only way.

During 2027 this may change → Airbnb in Czechia, legally: the complete map of a host's obligations.

The most common mistakes and myths

  • „I will pay e-chalupy CZK 980 and link the calendar." — You will not. Calendar synchronisation is only in the top Profi tariff.
  • „Penziony.cz is the same as penzion.cz." — It is not. Penzion.cz belonged to the Szallas group and today redirects to hotely.cz; penziony.cz is run by eViz s.r.o. and takes no commission.
  • „I can manage to block a portal without a link in the evening." — A forgotten manual block is the most common source of double bookings. Either link it, or block everywhere at once.
  • „If I have iCal, I have the guests' contacts too." — You do not. iCal transfers occupancy; you find the guest's contact in the portal's booking confirmation.
  • „A booking is transferred immediately." — It is not. ChataLevně states the usual 15 to 60 minutes, with the other portals it is rather hours and none of them guarantees the interval. With last-minute dates keep a buffer.
  • „České hory costs an annual flat fee." — They charge monthly, from CZK 95 a month for the listing.
